JDavis Architects has extensive experience in the design of pedestrian-oriented urban infill projects. We have a passion for the revitalization of the downtown environment and design our buildings to both enhance and blend with the fabric of the existing community.

Palladium Plaza is an important infill development on the edge of Raleigh’s downtown commercial district. This five-story, 64 unit condominium project abuts and screens the parking deck of the recently completed Progress Energy headquarters. The building “fronts” a full city block (400 ft) along Blount Street and turns the corner at Cabarrus Street where it ties into a City of Raleigh parking deck. The project consists of townhouse units at sidewalk-level with pedestrian-friendly entry stoops. Several shops are also integrated into the ground level.

West is a 15 story condominium infill development in the Glenwood South District of Downtown Raleigh. The JDA Architectural Team and Interiors Studio collaborated on creating a seamless exterior-to-interior design solution featuring a dramatic lobby that provides residents and visitors with lounge seating, a security desk, and a concierge office. This, coupled with a dynamically modern design for the interiors of the rooftop lounge and pool terrace, reflect the quality and excitement of Raleigh’s largest residential high-rise.

This urban infill development is located in the Charleston’s Battery. The cast in place concrete structure is on a narrow flood prone site abutting a City of Charleston parking structure. It consists of four levels of condominiums over a street-level parking structure. Penthouse units range in size from 3,000 SF to 3,500 SF and have panoramic views to Charleston Harbor.


The Gateway at Washington Hill is a major urban infill development in East Baltimore, MD and is adjacent to the Johns Hopkins Medical Center. It replaces a 40 year old HUD suburban apartment development. The project is divided into two major blocks divided by a pedestrian street connecting the Butcher Hill & Washington Hill neighborhoods. Thirty-five of the residential units will serve as extended stay apartments for visitors to the Medical Center. A 20,000 SF specialty grocer and an additional 40,000 SF of retail will provide the adjacent neighborhood with much needed retail services. Four, five and six story structures surround two concrete parking decks. Apartments at sidewalk level are configured as row houses with individual entry stoops to reflect the context of the surrounding row house neighborhoods.


This five-story, steel frame building is located on a prominent corner site in downtown Raleigh. It includes a cafe on street level and 52 luxury condominium units above. Two levels of dedicated structured parking are provided for residents. A major design and planning objective was to create a signature address that acknowledges the importance of its corner site.


West Village is a festive mixed-use, pedestrian-oriented development in Durham’s Brightleaf Historic District. Utilizing Federal and State Historic Tax Credits, West Village consists of the adaptive reuse of six historic tobacco manufacturing structures built between 1899 and 1926. The project consists of 992,000 SF and features 375 loft-style apartments, 164,000 SF of class A office/lab space and 58,000 SF of retail space, a new parking structure and an Amtrak Station. West Village is a cinch pin in Durham’s Downtown Renaissance.
